A description of the property

If you want to be in the centre of Brighton then this is the perfect property! The shopping area is literally just at the end of the road yet the house is situated in a pretty road and has a seaside cottage feel to it. With three bedrooms and two bathrooms the property is deceptively spacious and can accommodate seven people really comfortably and up to ten if you use the sofa bed and z bed. It is an ideal choice for a smaller group of friends or a family that wants to be in the heart of Brighton!

The beach is just a few minutes walk away and the Brighton Centre is close too, so it would be perfect for a group coming to a conference.

Decorated in neutral tones this is a comfortable home from home. Three bedrooms, two bathrooms, spacious lounge with a separate dining area and little outside patio area. There is broadband and a telephone for incoming calls.

The Lounge/ Diner
The lounge is a really spacious room with good quality comfortable sofas, one of which is a sofa bed, and a very pretty antique pine dresser. There is a wall mounted 42 inch LCD HD tv with freeview, and a dvd player.

Following from the lounge is a conservatory dining room with a large dining table that comfortably seats eight… perfect for a dinner party!

The conservatory goes out to a small secure patio area making it a practical choice if you have any smokers in your group or a small dog.

Kitchen
The small but neat kitchen has newly fitted units and has a dishwasher, fridge/freezer, microwave and is fully equipped with everything you need to self cater. (Please note there is no washing machine. The owner quite rightly thought that especially for weekend guests a dishwasher would be more useful than a washing machine!)

Bathroom
The family bathroom is at the top of the stairs and is a spacious room with contemporary fittings and a bath with a shower over it.

The Master Bedroom
The master bedroom is an attractive and light room with pretty wallpaper and accessories. It has a characterful juliette balcony giving it an almost French feel. There is an en suite shower room with a walk in cubicle shower. It has very good quality orthopaedic zip and link beds so it can be arranged with a king sized bed or as a twin room. There is plenty of storage with built in wardrobes. Every bedroom has its own hairdryer.

The Second Bedroom
The second bedroom is at the back of the house and is another pretty room with high quality orthopaedic zip and link beds so it can either be a twin room or a king sized bed.

The Third Bedroom
The third bedroom is behind a latch door and up a steeper staircase. It is a really spacious and pretty attic room with three single beds but it can also fit a z bed.

Useful Information
If you require parking there is an NCP parking nearby in Regency Square or secure parking in Regency Mews. Parking for short periods is by meter at the top of the road. Everywhere is so easily accessible from this property that a car isn’t necessary. Please call us if you would like more advice.

Additional Information

Crisp, white bed linen and white towels are included. These are changed on a weekly basis if you are staying longer than a week. For longer term guests we can also arrange for the property to be cleaned for you at additional cost.

All gas and electricity costs are included.
Pets may be accepted at this property. As with all our properties, this is strictly a no smoking property but you can smoke outside.

Price for the property
Prices from £495 to £1095.
Price for other requirements such as additional cleaning, champagne etc all by arrangement with us.
We hold a £250 damage/ cleaning deposit that will be returned in full a soon as you leave providing there are no major breakages, damage or extra cleaning costs.
