A description of the property

Perfect for groups of friends and large family groups! Cliff House 1 is quite frankly like the tardis! It has five bedrooms and is extremely spacious and bright over three floors. With a quirky and spacious layout it would also suit two family group sharing or a group who are here for work or a course as there are actually two kitchens. This is great for larger groups as no-one is on top of anyone else- the house is genuinely huge! It sleeps 15 guests comfortably plus another person on a sofa bed making accommodation for 16 when needed.

There is Wi-Fi (see terms and conditions 11:2), free on street parking, SKY tv channels and the house is fully equipped with everything you need to self cater and has a dishwasher and washing machine. The owner has thoughtfully equipped the house with everything you need to make it a real home from home with books, cushions and throws making it a very comfortable place to stay.

The Layout:
Top floor:
3 bedrooms, 1 bathroom
One king with a single bed, another king with a single bed and one with bunk beds.
There is a bathroom with a power shower on this floor.

Middle Floor:
1 bedroom which has a pull out day bed that makes a king size bed and also has an additional single sofa bed. The room could also be a perfect children’s play room as the day bed and sofa bed move back to provide a perfect play space and there is a Play Station2 and additional tv in this room.
Kitchen/diner. Also on this floor is a full equipped kitchen/diner which can seat up to 16 for dinner and has a flat screen tv with sky channels and a stereo.

Lower Floor:
2 bedrooms, 1 bathroom, Lounge/kitchen/diner
Downstairs there is a beautiful, relaxing lounge area. It is open-plan with an additional extremely well-equipped kitchen with top of the range appliances and a breakfast bar for four in front of a flat-screen with SKY+. You really feel on holiday drinking a cappuccino on a bar stool looking out at the garden and chatting with friends. You can swing open the patio doors and guests can drift in and out from the lounge to the garden. There is a hifi with blue tooth, an IPOD dock and USB connection.

There are two bedrooms on the lower floor. One has a queen sized bed and the other is just curtained off from the lounge and has bunk beds. There is also a bathroom on this floor with a bath and a hand held shower.

The outside deck has seating for 14 people so everyone can relax, eat, toast a special occasion or enjoy using the BBQ. It faces south east and you can watch fantastic sunsets over the Channel. The deck leads down into a very garden where you can just chill on a bench and children can play.

There's plenty of free parking in the road if you're driving down for your holiday and you can pick up wireless internet throughout the house and on the deck. The position of the house is brilliant - up above Brighton Marina with a little path around the back garden that takes you straight to the shops and the beach. It's also just a short stroll to the trendy Kemp Town area with its great shops and cafes.

For sporty types, just opened down on the beach near the house is the Yellowave Beach Volleyball centre and for some unashamed posing, you can charter a top of the range speed boat down at the Marina. Also right behind the house is the East Brighton Golf Club which allows non-members to book a round.

The house is also proving very popular with groups of friends and we've had some great compliments about it!

Additional Information

All bed linen and towels are included. These are changed on a weekly basis. If you are staying for longer than a week we can arrange for the property to be cleaned for you at a small additional cost.

All electricity and gas costs are included.

We are sorry, but pets are not accepted at this property.

Travel cots and high chairs can be provided - just ask. Wonderfully kind (and enhanced CRB checked) babysitters are available. (If you feel at all nervous about leaving your little one then you can literally go out to an award winning restaurant round the corner and be home in five minutes should the babysitter phone you.)

If you would like champagne and flowers waiting for you on arrival or pampering treatments ready to indulge yourself all this can be arranged with us. We can also have a basic grocery pack waiting for you. Whatever your requirements we are happy to help.

Price for the property
Fom £595 to £1995.

Price for other requirements such as additional cleaning services, welcome grocery pack, champagne, etc all by arrangement with us.

We hold a £500 damage/cleaning deposit that will be returned in full as soon as you leave providing there are no major breakages or damage.
